We follow a 10 step process to buying your next property. Step 1 involves a detailed buyer needs and wants analysis. This is where you typically start with our team. We need to understand your specific situation and desired outcome. Then we help you put your buying plan together which involves selecting your team of professional (Step 2) This typically involves a Realtor, mortgage broker, lawyer and any support services requires like movers, inspectors, contractors and more. Then step 3 is all about securing financing as this is a critical part of any purchase. Then step 4-5 is about market education and viewing properties. Based on the outcome of this stage we may revisit steps 1-5 again or proceed to step 6, making a competitive offer. Lastly due diligence, closing process and transition plan make up the next steps. These are types of ownership for real property. The simplest way to own property is freehold, known as fee simple. You own the title to the land and buildings. A condo is a corporation that owns a larger piece of land (commons) that has units that an individual owner has rights to (private). This typically manifests as either an apartment or townhouse style development. Wheras a freehold is often a detached, semi-detached property residential or freestanding commercial. There are other options of ownership like fractional/timeshare, co-op and leasehold to name a few.

How many do you want to buy? You can make as many offers as you like. What is needed is strong deposits and a desire to purchase the property. If you would like to have an exit from a transaction you can place a “conditional” offer which typically has a clause that allows you, the buyer to terminate the transaction within a specific time frame. If your offer is firm and binding, and you decide not to close you would forfeit your deposit and face additional liability. So it’s recommended you only make firm offers on properties you intend to close
Closing is an industry term that indicates that the offer to purchase has completed. The title has changed to the Buyer and the funds have been transferred to the Seller. This is also typically the “possession” date when a Buyer would assume access to the property and the Seller would lose access.
In the event a preceding offer for a property has been accepted by a seller buy has not yet closed. Another buyer may submit a backup offer, which if accepted would typically assume the position of primary offer in place if the previously accepted offer expires or fails to close.
No you do not need a home inspector, however it’s highly encouraged that you have a professional, third party inspector visit the real property before completing a transaction. The inspector will ensure the property is in good working order and will identify a specific maintenance schedule you will need to account for.
Depending if you are acquiring or disposing of a property there is various different fees. Typical fees you can expect will be, legal fees and disbursements to your closing lawyer, title insurance, discharge fees to your mortgagor, land transfer tax. there may also be adjustments at closing to offset prepaid or newly incurred expenses by either party. Lastly there is often costs associated with setting up utilities, moving costs, property cleanup and junk removal. It’s recommended that you have 1% of the property value in cash assets to assist with closing costs and fees.
